Barrington Market Update – December 16, 2020

New to the market

Three new properties hit the Barrington real estate market in the past week:

64 Sowams Road just became available yesterday! Located in the Hampden Meadows neighborhood, this property is conveniently located for a number of reasons. One amenity is the nearby scenic loop down New Meadow Road along the Barrington River. In the opposite direction, there is quick access to the East Bay Bike path, which will bring you to the center of either Barrington or Warren in less than one mile.

Barrington and Warren both have very walkable town centers with many great local shops and restaurants such as Barrington BooksImagine Gift StoreThe Square PegRevival, and Blue Water, to name just a few. Route 195 and the Route 6 shopping corridor in Seekonk are also easily accessible from this location, making it perfect for commuting and shopping.

The house itself is a single level home with three bedrooms and two and a half bathrooms. There is almost 1,500 square feet of living space on the main level, and the basement level features another 936 square feet. There is an attached two-car garage and a covered rear porch that overlooks the yard. Priced at $400,000, there is room to make some improvements, but the home also functions well in its current condition. 

17 Pine Top Road hit the market a few days ago. Located in the Primrose neighborhood, this location is about as far North as you can be in Barrington. This area is incredibly desirable among commuters, in particular, due to the convenient access to Downtown Providence.

11 Wamsutta Avenue is a classic and well-built 1930’s home listed at $439,000. There is neighborhood water access to the Barrington River and 100 Acre Cove at the end of the street. This house provides flexible single level living with 1,315 square feet of living space, three bedrooms, and one full bathroom… and a private backyard swimming pool! Enjoy kayaking along the Barrington River, just steps from home.

Coming Soon: 59 Washington Road

This quintessential 1940’s Cape is loaded with charm. Its corner lot location offers easy access to Haines Park, which includes a number of athletic fields, wooded walking trails, a great dog park, and access to the East Bay Bike Path. Walking through the scenic park, there is also access to a deep water boat ramp, seaside picnic tables, and Cove Haven Marina.

The layout of this house is fantastic! There is a generous two-car garage connected to the house through a four-season mudroom. The kitchen could use a refresh, but is still very functional and laid out properly. The remainder of the first floor includes a nice dining room with warm light pouring through the south-facing windows, a generous living room with a fireplace, a first floor bedroom with built-in bookshelves, and a half bathroom. The second floor has two bedrooms and a full bathroom. The basement level features a sweet vintage living room with a built in bar on one side and plenty of storage space on the opposite side.

The roof is essentially brand new and many of the windows in the house have been recently replaced. While there are a few parts that could be updated, the house is very well cared-for and completely turn-key.
