Barrington Market Update – December 9, 2020

Only two new properties hit the Barrington real estate market in the past week: 

87 Anoka Avenue is a classic early 1900’s home. Located in the Nayatt School District and the heart of town, there is strong value at $350,000. The major mechanical systems, windows, roof, electrical and other important components have been updated, but you may want to make some cosmetic improvements. With a fenced-in backyard and this prime “in-town” location, it is definitely worth a look!

Anoka Avenue is located in the center of the Maple Avenue village business district, which has seen a series of new developments over the past couple of decades. The recent development includes new residential construction that is both for sale and for rent as well as many wonderful new small businesses that are serving the Barrington community and beyond. Whether you’re curious about real estate in the village business district or not, it’s worth checking out Anoka Avenue, Waseca Avenue, West Street, Wood Street and the Eastern End of Maple Avenue.  The area offers convenient parking, but if you live in town, you can leave the car keys at home.  The area is easily accessed from the East Bay Bike Path, which provides great connectivity by foot or bike from most Barrington neighborhoods. 

11 Rumstick Road is a quintessential 1950’s Nayatt colonial. Located at the corner of Rumstick Road and Woodland Road, the spot is super convenient to a number of locations. The quiet wooded walk along Woodland Road, Half Mile Road, and Bayberry Lane is fantastic and has limited vehicle traffic.

If you prefer a scenic water view while you walk the streets of this neighborhood, “the loop” along Mathewson Road and Barrington Harbor has become a popular destination for walkers, bikers, and runners of all ages. The nicest part is that, from this location, you can select a number of return routes that wind through the quiet streets of Rumstick Village and provide distances ranging from a quick stroll, to something that would challenge a competitive runner. All of this with views of the Barrington Harbor that are always a site to behold!

In the opposite direction, you’re just steps from convenient shopping, dining, coffee, ice cream and local shops. There is also access to the East Bay Bike Path right nearby that can take you into Warren and Bristol rather easily.  

So, the location is spectacular, but how about the house? The property is very well-maintained and has a neutral color palette that will work well with any furniture and design style. The house has three nice bedrooms and two full bathrooms. The first floor layout is balanced well for everyday lifestyle or entertaining guests. There is excellent outdoor space with a large deck and a brick patio. The lot is a good size for the neighborhood and, while the house is a little smaller than many of its peers, it lives and functions well. Additionally, there would be room to expand the living space if you wanted to do so. That investment would pay off in the long run as the surrounding values certainly support it!
