    Barrington Market Update – November 11, 2020

    As the fall weather trickles in this time of year, we typically look for the real estate market to slow down a hair. However, this year indicates that everything will be different. There is a degree of uncertainty this fall, with COVID seemingly making an unfortunate comeback and an election that had our country very divided. Despite these circumstances, the Barrington real estate market has remained very strong.  We have continued to see home sellers capitalize on premium market pricing, while buyers feel great walking away from the closing table with an amazing interest rate locked for the life of their loan. 

    There are currently 33 properties actively listed for sale at the moment in Barrington. Let’s dig into the numbers:

    15 of the 33 Properties currently in Active / Available “For Sale” Status are listed at or above $1,000,000. There are three properties above $1,000,000 that are new to the market in the last nine days.

    33 Broadview Drive is a 20-year-young colonial in the heart of the Brickyard Pond neighborhood, featuring an amazing setting with quiet neighborhood streets and an easy walk to Nayatt Elementary School and Barrington Beach. Or, you can follow some of the amazing walking trails through the woods to “town” for groceries, ice cream, or coffee. ($1,079,000)

    4 Bluemead Farm Lane is a stunning example of the new construction options that are being offered on one of the last lots in Nayatt’s most recent subdivision.  The classic Nantucket shingle style home has room enough for any family and offers a location just steps from Barrington Beach. Because this home is an example of what could be built in that location, and no home is actually under construction there, buyers could customize all of their finishes or bring their own vision for a totally custom design. ($1,499,500)

    354 Nayatt Road is a well-updated colonial with more size than meets the eye. Also a great location, this property is just steps from Nayatt Elementary School and a short walk to Barrington Beach. At just 1700 square feet of living space, she’s a bit on the smaller size compared to her peers in this price point. But, the finishes are spot-on and the space is surprisingly comfortable for its measured square footage. ($685,000) 

    In total, there are 18 properties actively listed for sale under $1,000,000. The median price point across those 18 properties is $622,000 and the median price per square foot is $263 per square foot of above grade, indoor living space.
