Barrington Market Update – November 25, 2020

The inventory of available homes for sale in Barrington has dipped just a bit more this week. This time of year it is typical to see fewer houses hit the market. The difference this year is that we are starting at a very low inventory position before the holiday season arrived. So, we find ourselves with just 30 active properties on the market, the lowest figure we’ve seen in years! 

There are four new properties to hit the market in the past week:

1 Fessenden Road is not exactly new to the Barrington Real Estate scene, but it was removed from the market temporarily and re-posted this week with a fresh count of days on market. The location is spectacular, with direct beach frontage on Barrington Beach tucked into the quiet enclave known on the water as Hyde Hole. And, if you’re a boater looking for a place to dock, the owner has permits in hand to install a deep water dock directly behind the house. The views look primarily south and a touch west giving you great warmth and sunlight all year long. The home was built in 2013 without any expense spared. Custom garage doors provide ample space for larger toys and daily drivers alike. Single-floor living is thoughtfully laid out with water views from essentially every room. If you like your toes in the water and your seat in the sand, then this could be the place! But, don’t forget your wallet on this trip to the beach. Listed at $2,900,000, this trip to the beach won’t come cheap.

61 Martin Avenue is a spectacular new construction in Hampden Meadows. Located on a rare lot of almost 2 acres, this home provides 3,824 square feet of living space that is all brand new construction.  The builder has paused construction just before completion and is allowing the buyer a chance to choose the finishing choices.  This is a great opportunity to customize brand new construction to your design style, without having to take all the time and bear all the stress of building new from step one. Listed at $1,079,000 it’s a big price for the neighborhood but this property is truly one of a kind. If you break it down by price per square foot, the asking number is just $282 per square foot, which is actually a very fair value from that perspective.  

435 Sowams Road is listed for sale at $750,000. The property is currently vacant land, but offered as a “turn key” new construction package with a 2,583 sf colonial proposed to be built. The location is interesting as it is located on a well-traveled road, but the property behind the home abuts an amazing acreage that is preserved as conservation land with woods, fields, and wetland preserve all leading to the edge of the Palmer River. If you prefer new construction and enjoy hikes through nature, this could be the perfect option.   

17 Mosher Drive is a 2,592 square foot colonial with 4 bedrooms and 3 bathrooms. Located in the Nayatt School district and the coveted Alfred Drowne neighborhood, this property has a lot to offer. With peeks at the water and easy access to an amazing beach for sunset walks, this property is likely to move quickly at $674,900.  

There are several interesting properties that will hit the market soon in Barrington:

201 Waseca Avenue is an “Almeida Built” colonial that is just 8 years old, with an asking price of $595,000. At 2,086 square feet with 3 bedrooms and 2.5 bathrooms, this home offers a tried-and-true colonial floor plan that makes the most of every square foot. Its location is very convenient, too, just steps from the East Bay Bike Path, the town center with shops and restaurants, as well as being a short walk from Veterans Park, which offers wonderful wooded walking trails and access to Brickyard Pond. 

329 Sowams Road is a “split level” style home that is in move-in condition. Including the lower level living space, there is 2,237 square feet of living space with 3 bedrooms and 2.5 bathrooms. This location is very convenient with plenty of nearby amenities, including a short walk to Sowams School, a large playground, and wonderful paths to walk through the Kent Street woods. The asking price is $449,000. 

11 Wamsutta Avenue is a classic and well-built 1930’s home listed at $439,000. There is neighborhood water access to the Barrington River and 100 Acre Cove at the end of the street. This house offers flexible single level living with 1,315 square feet of living space featuring 3 bedrooms and 1 full bathroom. A great location and a private backyard swimming pool!

87 Anoka Avenue is another classic early 1900’s build. Located in the Nayatt School District and the heart of town, there is tremendous value at $350,000. The major mechanical systems, windows, roof, electrical and other important components have been updated, but you may want to make some cosmetic improvements. With a fenced-in backyard and this prime “in-town” location, it is definitely worth a look!
