    Barrington Market Update – October 28, 2020

    The inventory of houses available for sale continues to hover around 31 properties. Sales are taking place at a strong pace, which is roughly the same pace that new homes are hitting the market. There are currently 31 Single Family Properties actively listed “for sale” on the market in Barrington. Buyer demand continues to remain very high with interest rates running at historically low numbers. The market is definitely strong for sellers, but ironically feels safe for buyers, too, as they can take comfort in low payments and strong affordability with the loan terms available. 

    17 of the 31 properties currently in Active/Available “For Sale” Status are listed at or above $1,000,000. This leaves just 14 properties available across the entire town for less than $1,000,000.

    There was just one new listing in the price category over $1,000,000 during the last two weeks. The property is 60 Bluff Road, and it was listed on October 16 for $1,369,000. The home is situated just steps from Barrington beach and, although there are a few houses between it and the beach, it sits at a high elevation and has some gorgeous southern and western views of Narragansett Bay. The home measures at 2,715 square feet with 4 bedrooms and 2.5 bathrooms. This generates a price per square foot of $504, which is certainly at the higher end of the spectrum. However, with the beautiful views and the ability to easily walk down to the sandy shores of Barrington Beach, I wouldn’t be surprised if someone scoops it up soon!

    The remaining inventory of homes for sale over $1,000,000 features a nice variety of properties. There are six properties with an asking price below $1,500,000, five properties between $1,500,000 and $2,000,000, only two properties between $2,000,000 and $3,500,000, and then four amazing waterfront properties over $3,500,000!

    The median price point across the 14 homes under $1,000,000 is $579,500, and the median price per square foot of above grade, indoor living space is $280.

    The first category below $1,000,000 has just six properties between $600,000 and $1,000,000:

    • 12 Broadview Drive: $899,900
    • 640 County Road: $859,900
    • 3 Colley Court: $799,000
    • 3 Fairview Circle: $750,000
    • 467 Sowams Road: $687,100
    • 50 Wallis Avenue: $675,000

    There are four properties available in the $500,000’s:

    • 15 Sylvester Street: $585,000
    • 35 Priscilla Drive: $574,000
    • 9 Kyle Street: $520,000
    • 24 Bowden Avenue: $499,900

    There are only four properties available under $499,000:

    All four of these homes are new to the market in the last two weeks. Things are moving very quickly in this price category!

    • 35 Fales Avenue: $309,000

    New properties to hit the market in the last 14 days

    *12 Broadview was on the market for a while at a higher price. The 5 days on market represents the number of days since it was taken off market and re-listed at the new price.
