Barrington Waterfront Market Update

There are currently 12 waterfront and/or water view properties available for sale in Barrington. Prices range from right under $1,000,000 for a nice colonial with direct water frontage on Brickyard Pond at 12 Broadview Drive, to almost $5,000,000 for an expansive waterfront property at 85 Nayatt Road.

The current price point to enter Barrington with saltwater views is $1,369,000 for the property at 60 Bluff Road, which was recently listed for sale. This property has 4 bedrooms, 2.5 bathrooms, and just over 2,700 square feet of living space. The views are south- and west-facing, but you do have to peek around a couple of houses between you and the beach. Fortunately, this property sits atop a hill, which helps to see those beautiful sunsets on the water. Our favorite attraction is the easy walk down a wide path to Barrington Beach. The sandy beach runs for as many steps as you’d like to take in both eastern and western directions. Barrington Beach is great for swimming, kayaking, fishing, sailing, and boating of all types. If you like your toes in the sand, this may be the best bargain in Barrington right now!

While Barrington has quite a stretch of coastline that runs along rivers, ponds, coves, estuaries, and, of course, Narragansett Bay, all of the properties that are actively listed for sale are in the southern end of town. All 12 properties fall within the Nayatt Elementary School neighborhood. The median price point for these 12 homes is $2,197,000, featuring a median 3,794 square feet of living space, 4 bedrooms, 3 bathrooms, and price per square foot of $528.

Year-to-date sales

There have been 12 waterfront properties sold in Barrington so far this year. Prices have ranged from $425,000 for a 2-bedroom cottage at 12 Leslie Avenue, which needed substantial updates, to $2,250,000 for a 6-bedroom, 4,187 square foot home with a deep water dock on over an acre of land at 128 Adams Point Road.  

If you don’t require direct waterfront and it’s simply the views that you crave, there is good news. This year, there have been another 29 sales in Barrington with homes that feature stunning water views, and many of them were sold under $1,000,000.

In summary, the waterfront real estate market in Barrington continues to be strong.  There is typically a healthy mix of inventory, ranging from large homes on multiple acres, right down to cute seaside cottages that offer quaint living space and gorgeous water views. There is currently a bit of a gap in waterfront or water view homes for less than $1,000,000, but they’re bound to pop up here and there!
