With the inventory level of homes available for sale at all time record low levels, it is critical for agents, buyers, and sellers to keep their finger on the pulse of the market. Understanding what properties plan to hit the market soon is critical. Additionally, with sellers having concerns around COVID-19, and perhaps other reasons too, there are some instances in which a seller authorizes a real estate broker to offer the house for sale, but in a limited fashion.
Brokers have the ability to list properties for sale but keep them off the MLS network and thereby off of all mainstream websites where consumers often go to search properties that are for sale. However, brokers are still prepared to show these homes and will often look to their network of agents in order to procure a buyer. The team at Chart House Realtors makes it a point to keep these properties on top of mind and keep our buyer clients informed on what’s available in this quiet category of homes for sale.
In this week’s market update, we examined some of these opportunities throughout the East Bay and have hand selected a few to feature. There are two located in Barrington, RI and one located in Bristol, RI.
Barrington
2 Alfred Drive is a beautiful, natural shingle-style colonial in the southern end of town on a nice lot of 11,203 square feet. Alfred Drive is a short cul-de-sac road that has virtually no pass-by traffic and is a short walk to Barrington Beach and Nayatt School. The home has 2,602 square feet of living space on the first and second floors with another 600 square feet finished in the basement level. There are 4 bedrooms and 2.5 bathrooms. Originally built in 1949, the home has charming New England character but also boasts many recent updates performed by some of the best local builders. The asking price is $795,000.
2 Colley Court is a handsome hip-roof colonial that was originally built in 1958. The home features 4 bedrooms, 2 bathrooms, 2 fireplaces, and just over 3,100 square feet of living space. The location is spectacular. Situated on the corner of Colley Court and Clarke Road with almost ¾ of an acre of land, you can enjoy your own spacious yard or take frequent walks along the shores of Barrington Beach with convenient beach access at the end of Clarke Road. You’re also just a short walk from Nayatt School, Brickyard Pond, and Rhode Island Country Club. One of my favorite walks, jogs, or bike rides is through the woods behind the Bayside YMCA, which can be accessed through a path connecting to Nayatt Road, just around the corner from this home. If you were to live at 2 Colley Court, it would be a fun summer evening walk through the woods to enjoy an ice cream cone from The Daily Scoop! So many great little details about this location. Bristol
41 Ridge Road is located in the desirable Bristol Highlands neighborhood with just over an acre of land. Enjoy water access through the Bristol Highlands Association, as well as other spectacular community features in this long-standing neighborhood association. There is also easy access to all that downtown Bristol has to offer by hopping on the East Bay Bike Path, which is just two blocks from the property. I can envision a fall bike ride into town for dinner at Quito’s or an early morning ride to the Beehive Cafe for a spectacular Sunday breakfast!
While the location is supreme, the house is no slouch either. Originally built in 1929, this home has charm and quality that is hard to find in more recent construction. With almost 5,000 square feet of living space inside, as well as some spectacular outdoor living space to enjoy, there is plenty of room for family, friends, and entertainment.
The original home was just about half this size, but the current owners designed and constructed a very thoughtful addition and remodeling project that glows with all the new amenities we seek, yet still retains the old world 1920’s craftsman charm that everyone adores. Kudos to the team of architect, Scott Weymouth, and general contractor, D.E. Zeilstra.
Some of the amazing upgrades in the 2016 project include all new windows, roofing and cedar shingles on the exterior, as well as a whole house generator, radiant heat, and air conditioning. You’ll love the attached three-car garage – which is heated – and if that’s not enough to store all your toys, there is also a detached (heated) two-car garage. With all this located in the Bristol Highlands on over an acre of land, you’ll be delighted with what 41 Ridge Road has to offer.
The asking price is $1,495,000. Give us a call for additional details or click here to schedule a private tour.
