A few new properties hit the market in Barrington and Bristol this week, and several more are coming soon. In this week’s market update, we’re offering exclusive insight on these opportunities:
Barrington
65 Anoka Avenue in is a classic turn-of-the-century bungalow that is currently laid out as a two-family home. The first floor apartment is a three-bedroom unit with one full bathroom, and still features some of the classic details of its era, like a built-in dining room hutch.

The second floor apartment has classic bungalow features with a hip roof and dormers to create additional space in some cozy nooks. A two-bedroom, one-bathroom layout, this apartment is a modest size unit coming in at around 560 square feet, while its counterpart on the first floor measures around 1,026 square feet. Both apartments are in need of cosmetic upgrades, but the structure is a well-built, solid frame and the roof has been updated recently.
Opportunities abound as this would make an interesting investment property, but could also work well as an owner-occupied home with strong rental income to offset some expenses. Or, the property could be converted to a single family home (but, keep in mind: once converted to a single family home, you would not be able to convert it back to a two-family as a matter of right).
Anoka Avenue is located in the center of the Maple Avenue village business district, which has seen a series of new developments over the past couple of decades. The recent development includes new residential construction that is both for sale and for rent, as well as many wonderful new small businesses that are serving the Barrington community and beyond. Whether you’re curious about real estate in the village business district or not, it’s worth checking out Anoka Avenue, Waseca Avenue, West Street, Wood Street, and the eastern end of Maple Avenue. If you can get in, try the newest restaurant in this neighborhood, Spaghetti Lane.
The area offers convenient parking, but if you live in town, you can leave the car keys at home. You can easily access the area using the East Bay Bike Path, which provides great connectivity by foot or bike from many Barrington neighborhoods.
Bristol
A very reasonably priced condo was listed for sale in The Courtyard at Metacom this week. 673 Metacom Avenue, Unit #42 is a first-floor unit that was recently renovated. This bright and sunny property features new quartz countertops with a tile backsplash and new appliances. The living room has a sliding glass door to a private deck, and the bedrooms are a generous size with large closets. Pets are welcome and the community features a very nicely landscaped courtyard with fountains and walking paths. The asking price is $175,000.
14 Lincoln Avenue is scheduled to hit the market on January 1. Only two blocks from Hope Street, this property is in the heart of the vibrant downtown Bristol community. The lot comes in at just over 10,000 square feet, which is large for the neighborhood. The current configuration of the house is two bedrooms, one and a half bathrooms. Built in 1890, it could use a little bit of TLC, but it’s well worth the effort in this location! The roof and heating system are both newer, so you could focus primarily on cosmetics improvements. The asking price is $349,000.
49 Church Street is an updated two-family home in the heart of downtown, scheduled to hit the market in a couple weeks. Steps from Hope Street and Thames Street, you’ll enjoy a short walk in the morning to Bristol Bagel Works as well as an easy stroll for dinner at Roberto’s Italian Restaurant. There is plenty of off-street parking for both apartments, and each unit features a wraparound deck. Each unit has two bedrooms and a full bathroom with over 1,000 square feet each. The asking price will be $559,000.
Just a little further up the street is 108 Church Street. Located on the corner of Church Street and Pearse Avenue, the property has slightly under 6,000 square feet of land, but feels a bit larger due to its corner location. There is a detached garage facing Pearse Avenue for covered parking and storage. The first floor apartment has three bedrooms and one full bathroom, while the second floor apartment has two bedrooms, a full bathroom, and access to the walk-up attic.
