East Bay Market Update – January 27, 2021

Several new properties hit the market over the past week in Barrington, Bristol, and Warren.

Barrington

0 Boyce Avenue in Barrington is a vacant lot of 13,144 square, suitable for building a home of varying size and type to suit the buyers’ preferences. It is currently offered as a 3 bedroom, 2 bathroom, single-level home that is 2,275 square feet at a price of $799,500. Also offered is a 2,850 square foot colonial with 4 bedrooms, 2.5 bathrooms, and 2,850 square feet of living space for $774,500. Both homes are proposed to be built by Meridian Homes, which is a long standing and reputable local builder. If a buyer prefers to build with their own builder, then the lot is available for purchase at a price of $219,000.

Boyce Avenue is located in the Hampden Meadows neighborhood on the northern end, close to Hundred Acre Cove. The street itself is quiet and unlikely to be traveled by vehicles that aren’t specifically going to homes on Boyce Avenue. Hundred Acre cove is beautiful. It is a tidal body of water that is deep enough for small boats, but likely not deeper than much more than 10 or 15 feet in any area. There are large patches of eelgrass, plenty of birds, wildlife, fishing, and in the heat of the summer… blue crabs! It has been a longstanding place for summer recreation that Barrington families have enjoyed for decades. The public can access the cove through Walker Farm, which is just off the Wampanoag Trail, but residents in the Boyce Avenue neighborhood have access to the water through a few quiet paths in that area.  

1 Lister Drive in Barrington is not really a stranger to the Barrington Real Estate Market, as it has been on and off the market over the course of the past year.  However, the price has been improved and the house itself checks an awful lot of boxes for most families. A classic modern farmhouse style is carried throughout the home with tastefully selected colors and finishes. The quality of construction is outstanding and the new price offers significant value for the purchaser. Located in Hampden Meadows, the neighborhood is quiet and the lot is quite substantial compared to most of its peers in this neighborhood. It certainly feels like it’s time for a lucky new family to call 1 Lister Drive home. The new asking price is $949,000.

14 New Meadow Road in Barrington is a wonderful new listing located just steps from Barrington Harbor. Built in 1852, the home has timeless, classic Cape Cod style that has been enhanced with a series of modern updates over the last several years.  With 3 bedrooms, 2 bathrooms, and 1,761 square feet of living space, there is ample room to relax or entertain in the open concept floor plan. The western-facing windows on the rear of the home open up views of the Barrington River, which can be accessed through the shoreline frontage that this property offers. Adjacent to the East Bay Bike Path, you are just a short walk or pedal to shops in the center of Barrington or the vibrant Water Street community and amazing restaurants like the Square Peg in Warren. With an asking price of $879,000, the purchaser will have to appreciate the water views and access in order to justify the price!

214 Promenade Street in Barrington has been relaunched on the market at a price of $379,000. Located on a nice 9,148 square foot lot, there is more living space than meets the eye from the curb. 3 bedrooms, 2 bathrooms, and 1,271 square feet of living space are packed inside of this cute and cozy cottage. Offerings in Barrington for under $400K are few and far between these days, so I suggest you act quick if this one makes you curios. It’s likely to be here today and gone tomorrow. The asking price is $379,900.

Bristol

1100 Hope Street is a well-updated single-level home located on the most well-known and historic street in town. A modern open floor plan, handsome neutral color palette, and bright sunny living room make this an inviting home from your first step in the door. Its 1,418 square feet of living space and a lot of just over 10,000 square feet offers plenty of room, while the current layout features 2 bedrooms and 1.5 bathrooms. The house is well maintained and in move-in condition with an asking price of $439,900.

7 Middleton Road is located in the heart of the “Bristol Highlands” neighborhood.  Located west of Hope Street with wonderful neighborhood amenities, including waterfront access, tennis and an association clubhouse, this home’s new owners will quickly realize why the Bristol Highlands is likely the towns most sought after location. The house itself is undersized compared to its neighborhood peers, but the location certainly supports an investment in expanding the home. Or, if a little over 1,000 square feet is enough to suit your lifestyle, then the property is certainly in nice enough condition to move in and enjoy this amazing seaside community. The asking price is $499,000.

Unit #303 at the waterfront Stone Harbour condo association is located in the historic Namquit Mill Building, which features exposed beams, soaring ceilings, and very tasteful decorator’s touches with bright and clean white walls that are complimented well with natural wood floors, doors, and beautiful custom cabinetry.  Enjoy the Bristol Harbor waterfront and its many attractions, and walk to the new Portside Tavern or the Beehive Cafe and return home to take in these amazing views of Bristol Harbor. 14 Lincoln Avenue in Bristol is a prime location! Just east of High Street, this is an easy walk to the many downtown attractions. The home itself is a bit of a fixer-upper, but the location will support the investment. The current layout offers just under 1,200 square feet, so she’s cozy but ample size for the right buyer. If you’re up for a little project, you could be the next person to add significant charm and pride of ownership to this historic neighborhood that has experienced so much of that over the years. The asking price is $325,000.

154 Bradford Street is a four-unit multi-family home located within walking distance to downtown and Bristol Harbor. Situated amongst other multi family homes and without any real green space, this property lacks a bit of the “home” feel that many owner-occupied buyers seek. However, the exterior maintenance requirements would be low and the cash flow should be positive if you’re interested in subsidizing the cost of ownership with three rental incomes. If you’re an investor, this is a prime location for tenants. Close to Roger Williams University and the downtown area, there shouldn’t be any trouble finding suitable tenants to fill these apartments over time. The asking price is $464,900.

103 Kickemuit Avenue is a new construction home that is built, complete, and ready for occupancy! With all the new construction that is advertised as “to be built,” I love seeing something that is new, nicely done, and ready for occupancy. If you prefer new construction but don’t have the time to wait, or prefer not to go through the process of building yourself, then this could be the perfect fit. The location is fantastic, located on the lower side of Kickemuit Avenue, just one block away from one of the greatest swimming and boating spots in the East Bay. The asking price is $679,900 for 2,100 square feet of living space, all on one level with an attached two car garage.

Warren

156 Touisset Road is back on the market. A generously sized home with over 3,600 square feet of total living space (including a finished basement) and 4 bedrooms plus 2.5 bathrooms there is plenty of room for a large family. And, there is more value in the outdoor amenities, with an amazing detached barn and fenced-in paddock areas. The land is suitable for animals, or just enjoy the space and the nature that surrounds it.  If you prefer the business approach, the land could be subdivided to create a separate buildable house lot. Touisset has long been Warren’s hidden countryside gem.
