    East Bay Market Update – March 31, 2021

    New properties are continuing to hit the market on a regular basis. Over the last week, more than 30 new properties were listed for sale across the East Side of Providence, the East Bay, and Portsmouth combined. Consistent with recent trends, those properties are continuing to go under contract very quickly. From over 30 new properties listed, only 13 are still in an available/active status. The rest are already under contract with buyers. 

    If you’re considering selling your home, it’s more important than ever to work with an experienced agent when listing your home for sale. Most buyers are formulating an opinion on whether or not to buy before they ever step into a house. In some instances, buyers are making decisions and committing to purchases without ever seeing a property in person. Sometimes this is because buyers want to act fast and get a jump on other competing buyers, and in other instances, buyers are relocating from another area and can’t physically get to the property for an in-person tour.

    This is great news for sellers and often very convenient for buyers, but it requires the listing agent to present a full scope of material and information on a digital platform. When your listing agent utilizes strategic digital marketing, they position you, the seller, for success and enhance the chances of a buyer staying under contract and getting the closing table after their offer is accepted.

    A proper listing presentation typically results in multiple offers from qualified buyers. It is critical that all components of an offer are examined closely. The terms and conditions can be just as important as the price. Understanding the prospective buyer’s plan for financing and analyzing the potential hurdles for a smooth and successful closing process are very important. An experienced, diligent, and hardworking real estate sales team is required to get this job done.
