Notable Sales on Rumstick Road

A Rumstick Point homeowner recently called upon Chart House Realtors when looking to enhance his family’s enjoyment of the neighborhood and move right next door to their current home. The move would provide them with access to the beautiful western-facing shoreline that runs from Rumstick Point all the way out to Nayatt Point.

After enjoying their home for just over a decade, our clients became interested in the house next door when their neighbor put it on the market. While the views from their current home were lovely and the home itself was just right, there were some restrictions. Their current property did not provide any access to the beach that they had views of. As a result, our clients sought a way to sell their current property for maximum value so they would be able to move next door and have tremendous beach access from a much larger parcel of land. Chart House was tasked with finding a way to sell our clients’ property for only slightly less than the price they would pay for the larger, waterfront, abutting property.

How could this be possible? 

With years of land use, engineering, permitting, and development experience, the Chart House team was able to craft a plan that achieved exactly that goal. By offering the current property for sale with a proposed beach access easement across the neighboring property – the one our clients planned to purchase – the value of our clients’ current home was enhanced significantly.

Intelligent buyers recognized the value in this beach access, and agreed to structure a deal that allowed our clients the ability to secure that offer, with our clients’ obligation to sell being subject to their ability to secure the abutting property.

We put that deal to paper and then focused our efforts on securing the property next door. Once that new home was under contract, the deal on our clients’ original home was confirmed, and all parties involved were able to celebrate the success of a mutually beneficial transaction.

Our clients are now the owners of a larger parcel with significant frontage on Narragansett Bay and the shoreline access they always wanted. The purchasers of their original property are able to live the dream they envisioned and enjoy walks along the beach through the access easement that was created. Meanwhile, the seller of the abutting property finally secured a solid buyer and was able to move on to the next chapter in their lives.

It took some creative thinking, a well-designed marketing plan, and an informed sales presentation to develop confidence among all parties and demonstrate the vision we had for the two properties. We are thrilled to report that it was “mission accomplished” by all accounts. The deal is closed and recorded, and the parties have all enjoyed the start to this exciting next chapter in their lives.
